Mixed-use development frisco in North Texas city within a city moves forward

Frisco's ambitious mixed-use development, Firefly Park, is making significant strides, bringing a blend of urban sophistication and natural beauty to North Texas.

 

Spanning 217 acres, Firefly Park  is set to feature residences, retail spaces, dining options, and office facilities, all centered around a 45-acre park. The development aims to create a vibrant community hub that seamlessly integrates modern living with green spaces.

 

Recent developments have added momentum to the project. In February 2026, Texas-based sportswear retailer TYLER'S signed a lease for a 16,653-square-foot space on the ground floor of Aurora, the 18-story residential tower within Firefly Park. This marks TYLER'S ninth location in Texas, with an opening slated for fall 2027.

 

Further enhancing the retail landscape, three new tenants have been announced: Frenchie, Woodhouse Spa, and Second Rodeo Brewing. Frenchie, known for its French-American cuisine, and Second Rodeo Brewing, a brewery and beer garden concept, will both open their second North Texas locations at Firefly Park. Woodhouse Spa, a luxury spa brand with over 90 locations across 25 states, will also join the development. All three are expected to open in fall 2027.

 

On the hospitality front, the five-story, 170-key Hotel Voeux is set to break ground in July 2026, with completion anticipated by May 2028. This boutique hotel aims to blend French sophistication with contemporary Texas lifestyle, offering amenities such as a three-meal restaurant, two bars, and a resort-style pool.

 

Construction is also underway for The Noc, a five-story residential community within Firefly Park. This marks the first vertical construction within the development, with completion expected in fall 2027. The Noc will introduce 187 market-rate residences, including studios and one- to three-bedroom layouts, complemented by amenities like co-working spaces, a fitness center, and a resort-style pool deck.

 

Upon full buildout, Firefly Park will encompass 4 million square feet of Class A office space, 400,000 square feet of retail, dining, and entertainment venues, 1,200 hotel rooms, 230 townhomes, and 1,970 residential units. The development is poised to become a dynamic destination, offering a unique blend of urban amenities and natural landscapes in the heart of Frisco.
