The Marco Wins Zoning Approval for Italian-Inspired Prosper Village

An evening walk beside the water, followed by dinner close to home: that is the neighborhood experience behind The Marco, an Italian-inspired development planned for Prosper’s stretch of the US-380 corridor.

Prosper Town Council approved the zoning on October 27, advancing the waterfront development to its next stage.

The roughly 143-acre site lies at the northeast corner of the Dallas North Tollway and US 380, making this a development to watch for readers across Prosper, north Frisco and the surrounding corridor.

A waterfront vision

The plans bring homes, hotels, workplaces and retail into a district organized around a lagoon and canals.

Blackard Companies is leading the project; its portfolio includes McKinney’s Adriatica Village, a Croatian-inspired community that offers a nearby example of its approach to walkable places.

The Marco has been described as a $2 billion investment, an estimate of the project’s scale rather than a promise of when individual amenities will arrive.

For residents, the appeal is the possibility of another local place to stroll, meet friends and spend an afternoon without planning a longer trip.

Approval is a milestone

Zoning establishes what can be developed; it does not mean the village is built or ready for visitors.

A confirmed completion date has not been announced, and construction timing should be checked again before our November edition goes out.

We will also watch for more detailed information about access, infrastructure and the sequence in which public-facing spaces are expected to open.

See the vision

FOX 4’s October 28 video report gives readers a visual introduction to the project; use the watch button below to view the original coverage.

The concept illustrations accompanying this draft show proposed designs, not completed buildings.

Three reader questions

Where would The Marco be? At the northeast corner of the Dallas North Tollway and US 380 in Prosper.

Can we visit it yet? No opening date has been confirmed; this is a development update rather than an outing recommendation.

What should readers watch next? Construction milestones, opening announcements and details about how the waterfront spaces will operate.
